Turn-key Project Management

Our team of Project Managers and real estate specialists are well-versed in all aspects of real estate projects from initial siting through project construction.  We understand the needs of our clients and the respective statutory guidelines that dictate processes and timelines.   Our knowledge and experience with right of way, permitting, easement acquisition, and land rights help us consistently deliver the necessary land rights on time, safely, and within budget for our clients.

Project Database & Mapping Applications

Recognizing the need for accurate and secure record-keeping, we offer a web-based, GIS integrated acquisition database to help streamline and manage the acquisition and record-keeping process. These GIS land acquisition tools allow real-time access of desired real estate data to the client and other project team members enhancing communication and overall project success.

Project Tracking & Reports

From initial line lists through file turnover, the typical project involves vast amounts of data to be tracked and organized.  Our GIS integrated land acquisition database allows us to accurately track all necessary landowner and project data while providing our clients with timely and accurate reporting in multiple formats.  Our database offers a set of standard reports, as well as the ability to create custom project reports at the request of the client.

Document Preparation & Data Management

Project documents, landowner information, and landowner file management require attention to detail and correctness the first time.  Our streamlined process, aided by our acquisition database tools, ensures precise accurate documents and files are done right the first time. Our proven process to land rights and land acquisitions services brings efficiency to this aspect of a project, yet offers the flexibility to adjust and operate in accordance with our client’s specific policies or requests.

Negotiations & Acquisitions

We understand that we are often building the foundation of the long term relationship between a landowner and client.  As such, we approach each project with a clear understanding of our clients’ needs, we work to develop trust and respect with landowners through the negotiation process. This has been the cornerstone of our team’s success in negotiating thousands of easements, right of way permitting agreements, and lease agreements.

Survey & Environmental Permissions

Working closely with engineering, survey, environmental, and construction staff, our team has the understanding and knowledge necessary to explain to the landowner the importance of securing permissions on project planning and design.  We also use this initial contact with landowners to begin building trust and positive, long-term relationships.

Permitting

Understanding the importance of securing permits to avoid costly project delays, our team is well versed in the intricacies of dealing with the appropriate authorities to obtain necessary project permits, right of way agreements, and easement permitting.  We are familiar with and have secured a number of local, state, and federal permits as well as numerous railroad crossing licenses and permits.  Learn more about our Environmental Department and right of way permitting and easement services.

Market Studies

Thorough, complete, and up-to-date, our market studies help our clients make critical budgeting and project planning decisions. We prepare comprehensive market studies with offering prices on all land classes. Along with our appraisers, we maintain a sizable database of market research that is kept current with the most complete information available.

Construction Support

We provide project follow-through and field support during construction and restoration activities. We compile line lists of all landowners and permitting agencies clearly outlining any special provisions or restrictions associated with each landowner.  This information is provided to all necessary team members in hard copy or digitally via our project-specific GIS platform.  We ensure all parties receive timely notifications, settle damage claims and secure damage releases.
