There are not many nice forestland parcels such as this 80-acre one available.  This land has blacktopped road access on County Highway O, a great location near U.S. Highway 8, very good interior road system, and a nice hardwood forest.

This is land that would qualify as a timberland investment or land to build your recreation cabin on.  It’s a multi-use parcel.

The existing Managed Forest states can be converted to “closed” status so the owner could have sole hunting rights.  Current MFL tax rate is only $57.60.  This is a very attractive price.

Hall Road Pine

I’m surprised this excellent pine tract is still available.  It was one of my recent picks.  This land has a great location in west central Bayfield County and has a beautiful stand of 35 to 40-feet tall pine and excellent town and interior road access.

It’s my opinion that red pine is already in short supply in the timber market and as time goes by the opportunity for large pine timber prices will escalate.  Demand for lumber, utility poles, and cabin logs really is driving the values higher.

Red pine grows at the rate of 1 to 2 cords per acre per year, so there is high rates of wood volume accumulating annually plus forested timber value increases as the timber grows into large sawlog and utility poles.  This could be the forestland investment property you are looking for.
