Pixley Shores

This 71.23-acre parcel has excellent access from Pixley Shore Road that borders on the west and
Highway 70, which borders for one-half mile on the south. The Flambeau River is located 1/8 mile northeast, and Fifield is four miles to the east.

Forest types are varied and include aspen, balsam fir, and spruce. I would rate this as a recreation tract because of its hunting opportunities, good access, forest types, and proximity to the Flambeau River.

Price: $104,600.00 or $1,468.00 per acre

Spirit River

This well-wooded tract is located approximately seven miles northwest of Mercer and three miles west of
U.S. Highway 51. Access is provided by Moose Lake and Kaiser Road. The forest cover includes considerable acreage of hardwood sawtimber and pole size timber. Other areas include aspen saplings
and conifers such as spruce and balsam fir.

Overall this 211.77-acre parcel has excellent aesthetics and merchantable timber. It qualifies as both a timber and recreational land investment.

Another positive feature is the property location is adjacent to the Moose Lake States Natural Area and Iron County lands. This is the type of forestland I would buy. It’s hard to find land like this with excellent aesthetics, good timber, and a great location.

Price: $399,228.00 or approximately $1,890.00 per acre
