Hall Road Pine

This is a rare forestland investment parcel consisting of beautiful, approximately 30-year-old red pine. The land has level topography, sandy soils, and is bordered by public roads on the west and south.

I personally own 80 acres of similar red pine approximately ¾ mile to the northeast. Red pine is a fast-growing species that is my favorite timber investment. Demand is high for pine saw bolts and pole material for utilities and cabins.

This stand of timber has already been thinned and is poised to put on height and diameter growth quickly. Investment forest types such as this are hard to find. Red pine plantations have been the last four acquisitions made by Steigerwaldt Family Investments.

This is a parcel I highly recommend.

South Doland

Here’s a great Sawyer County forestland tract totaling 181.79 acres.  It’s located approximately 30 miles east of Hayward and one-half mile north of Highway 70.  The Chequamegon-Nicolete National Forest lies one-half mile to the north.

The forest cover is varied and includes northern hardwood poles and sawtimber as well as aspens, balsam, and spruce.  A great feature is a very good interior woods road system.  This tract has very nice aesthetics as well as the variety of tree species and age classes favored by grouse and deer.

Price:  $394,940.00 or $2,172.00 per acre
