Appraisal Assistant

Grace M. Black

Grace Black serves as the Appraisal Assistant at Steigerwaldt Land Services where she supports the Energy, Infrastructure, and Real Estate Division. In this role, she assists appraisal staff with real estate market research, prepares key documents, and facilitates communication between internal colleagues and external clients to keep projects running smoothly.

Grace holds a Bachelor’s Degree from the University of Wisconsin – Stevens Point in Philosophy, with an emphasis in Environmental Ethics.

Prior to her current position, Grace served as a Park Manager for Portage County Parks overseeing the operations of multiple park sites. She collaborated with county staff and the public to balance recreational access with environmental stewardship, ensuring the long-term preservation and enjoyment of park resources.

In her free time, Grace enjoys reading, exploring a variety of arts and crafts, and spending time outdoors.

Appraisal Assistant

Andrea M. Caron

Andrea’s responsibilities at Steigerwaldt include assisting the Appraisal, Forestry, and Brokerage departments in document preparation, execution, and project procurement along with providing field assistance for property inspections and other on-site field work. She assists with maintaining in-house database systems to record landowner information and track important dates, file management of all project documentation, and departmental support for production and distribution of project information to clients and customers. Andrea also assists in acquisition projects for quality control and data organization.

Andrea earned her Bachelor of Science in Forestry Management at University of Wisconsin – Stevens Point in 2003. She continued her education by completing her Master of Science in Community Services at Michigan State University in 2011. She is also a licensed real estate salesperson in Michigan.

In her free time, Andrea enjoys spending time with her husband and three young boys, hiking, camping, and reading.

Appraisal Specialist/Tree Farm Field Manager

Jennifer A. Hegnet

Jennifer specializes in comparable sales research and analysis, property attribute data collection and tabulation, project tracking, document preparation, field assistance for property inspections, and other on-site field work. She assists with maintaining in-house database systems to record landowner information and track important dates, file management of project documentation, and departmental support for production and distribution of project information to clients and customers.

Jennifer is also responsible for supporting the Steigerwaldt Tree Farm division through directing and leading field operations. Her duties include TIMS system application, contract and payment tracking, supporting STF field operations, assisting with yard inventory, and managing shipping logistics.

Prior to her current position, Jennifer was a department manager at a landscaping company in Madison, Wisconsin, managing multiple crews for the maintenance department.

In her free time, Jennifer enjoys baking, hiking, camping, and traveling.

Valuation Operations Manager

Karrie A. Hess

Karrie Hess serves as the Valuation Operations Manager at Steigerwaldt Land Services. She is responsible for supporting the Energy, Infrastructure, and Real Estate division through business development and implementation of operations and budget. She oversees the day-to-day functions of the Appraisal department, team performance, and client relationship management.

Prior to her current position, Karrie was a bank manager and a licensed Realtor.

In her free time, Karrie enjoys spending time with her family, boating, gardening, canning and hosting gatherings for her family and friends.

Project Manager

Phil K. Jenkins

Phil serves as a Project Manager at Steigerwaldt Land Services. He is responsible for supporting the Appraisal department through day-to-day functions related to project management, budgeting, and assisting staff. Phil specializes in tree inspections and using his knowledge as an arborist to generate support driven, quality, and accurate tree valuations.

Phil holds a Bachelor's Degree from the University of Wisconsin-Madison in Forest Science with an emphasis in Forest Management.

Prior to his current position, Phil was an Arborist, working in both the municipal and private tree care industries. He is an ISA Certified Arborist with six years of experience in tree pruning, removals, cabling, planting, and consulting.

In his free time, Phil enjoys spending time with his wife and their two dogs: Rizzo and Indi. He enjoys skiing in the winter. In the summer months he enjoys gravel and road cycling, an outdoor patio with a lake view, and tinkering in his yard and gardens at home. He is an avid fan of the Brewers, Badgers, and Packers.

Certified General Appraiser

Ben A. Nicholson

Ben works as a Certified General Appraiser at Steigerwaldt Land Services. He specializes in appraising various types of real estate including vacant and improved properties, agricultural and recreational lands, commercial properties, encumbered properties, and performing “before” and “after” appraisals for eminent domain purposes, conservation easements and other easement situations.

Ben holds a bachelor's degree from Winona State University in Graphic Design.

Prior to Steigerwaldt, Ben worked as a commercial real estate appraiser in southeastern Wisconsin specializing in a variety of commercial, industrial, land and multi-family appraisals. In his early professional years, he worked in marketing, branding, and advertising.

In his free time, Ben enjoys spending time with his wife, kids, and dog. He is an avid outdoorsman enjoying many outdoor pursuits including hunting, fishing, foraging and hiking.

Vice Chairman

Edward F. Steigerwaldt, ACF

Ed is a forester and real estate appraiser with decades of experience. As owner of the Steigerwaldt companies, Ed helps direct daily business management and directs the staff of appraisers, foresters, assistants, and land managers. His appraisal experience includes a wide variety of assignments including the appraisal of waterfront, recreation, forest land, residential, commercial, agricultural, and industrial property, as well as easements and individual trees and landscaping. Ed has also completed appraisals for tree damage, utility easement analyzation for effects on property values, and Christmas tree management. He currently directs real estate appraisal projects throughout Wisconsin, Michigan, Minnesota, and other states when requested. Ed has qualified as an expert witness in court proceedings in Wisconsin, Michigan, Minnesota, Oregon, and California. He has given numerous presentations covering real estate and tree appraisal. Ed also has served as a Wisconsin tax assessor and has over fifty years of experience as a Christmas tree grower.

Chief Executive Officer/President

Lee Ann Steigerwaldt, ACF

Lee currently oversees and implements strategic direction and performance standards at Steigerwaldt. She is a third-generation consulting forester and business owner with a Bachelor of Science degree earned in 1999 from the University of Wisconsin–Stevens Point in Forest Management, Urban Forestry, and Philosophy. She is a certified general appraiser in Wisconsin, Michigan, and Minnesota, and an ISA certified arborist. Her prior professional experience was as a Production Arborist in Hailey, Idaho, before relocating to Tomahawk to work in the family business.

Lee offers business leadership perspective and experience in a growing and transitioning business and feels the emphasis on cultural expectations and principle values is key to thriving through transitions.

She enjoys working on the Christmas tree farm and at the maple syrup shack, and pursuing steelhead in the Brule River in northern Wisconsin with her husband, Todd. She has two children, a daughter and son. Lee is an eleven-time finisher of the Ironman triathlon and is a believer in grit, tenacity, and consistency in business, organizational, and personal achievement.

Appraisal Assistant

Kayla J. VanRyen

Kayla serves as the Appraisal Assistant at Steigerwaldt Land Services. She is responsible for supporting the Appraisal department through report filing, compiling drafts and final appraisals, facilitating quality control efforts, managing ingoing and outgoing communication and product deliveries, and other administrative support tasks.

Kayla holds Associate Degrees from Nicolet Area Technical College and Northcentral Technical College.

Kayla has worked in the service industry her entire career. Prior to her current position, Kayla served as a Branch Office Administrator at a financial services firm, and as an Associate Underwriter with a local insurance company. Kayla was also a Radiology Technologist at a busy orthopedic center. Throughout her career, Kayla has been highly efficient and has developed an eye for fine detail. Kayla has helped streamline processes while keeping high quality customer outcomes a priority in her service work. She is very compassionate and enjoys helping people meet and exceed their goals.

In her free time, Kayla enjoys spending time with her family, camping on the Spirit Flowage and Lake Superior, fishing, traveling, and reading.

Certified General Appraiser

Scott T. Zaremba

Scott works as a Certified General Appraiser and specializes in conservation easement appraisals, hunting land, large tracts of forestland, and agricultural land. Scott earned a Bachelor of Science degree in Forest Management from the University of Wisconsin–Stevens Point and a liberal arts degree from the University of Wisconsin–Marathon County. Scott has extensive knowledge of forest management and timber products as a forester with Steigerwaldt. Scott’s previous work as a forester assists him with his current job of appraising all types of property throughout Wisconsin, Michigan, and Minnesota. Scott is also trained to complete wetland delineations according to the Army Corps of Engineers guide. He is currently a member of the Society of American Foresters.

In his free time, Scott enjoys playing basketball, tennis, biking, golf, pickleball, and tabletop games. He also enjoys watching Wisconsin sports teams, including the Packers and Badgers.
