Here is a great listing of a 1,000-acre tract of forestland that offers both timber investment and recreation.  It’s located in Forest County, approximately 5 miles north of Crandon and 20 miles northeast of Rhinelander.  County Highway G is ¼ to ½ mile south.  National Forest land borders on the north and there is a very good interior woods road system.  These type of roads are expensive to build and add additional value to timberland tracts.  Major species of trees include sugar maple, soft maple, basswood, yellow birch, and hemlock.  These trees are very aesthetic and contribute extensively to property value.

Large parcels such as this are becoming very difficult to find.  The land is enrolled in Wisconsin’s Managed Forest Program as “open” but it can be changed to a “closed” status, which restricts public access.

Tomahawk River

This is a very aesthetic recreation/wildlife parcel with an excellent location between Tomahawk and Minocqua, approximately 1½ miles west of US Highway 51.

The Tomahawk River comprises the west property boundary with 3,000 feet of mostly high bank, upland frontage.  The river supports walleye, musky, bass, and panfish.  It is also an excellent area for duck hunting.  Another plus is a well-kept interior road system that is mowed annually.  This is a great system for grouse and woodcock hunting.

There is a conservation easement that covers approximately 30 acres, but it allows two residential building sites.  There are numerous spots to consider for this that overlook the river.  There is a privacy parcel which can be used for many purposes.
